The Atlanta townhome market fills a need by providing a feel that is similar to that of single-family homes at prices that are more affordable. In high-priced locations, townhomes can provide more opportunities for buyers because they are less expensive than homes. They often become the entry to homeownership in a number of areas as well. Townhouses are also a good choice for people who don't want or don't have time for the maintenance required of a more conventional single-family home. The Atlanta townhome market is strong in virtually all areas of metro Atlanta. As the population of Atlanta grows, so do the suburbs and that tends to spread job markets over a wider area. This spreading job market brings opportunities to new areas and more people working closer to their homes. These people still want shops and restaurants and the lifestyle associated with the city without the hassle. The suburban cities have responded with redevelopment and this development includes townhomes in virtually all of these new suburban downtown locations. Everywhere you see a suburban city revitalize its downtown area, you will see townhomes. This overall growth has been paced well and offers many more townhome options than were available just a decade ago and for many townhomes represent better value and lower price than the surrounding homes and provide a similar feel and lifestyle.

The Atlanta townhouse market is full of opportunities and locations that extend well beyond the midtown and downtown areas of Atlanta. As with many cities around the country, Atlanta has seen a continued trend toward creating more "live, work play" environments and revamping the areas near the downtowns of the individual cities such as Atlantic Station in Midtown and Avalon and downtown Alpharetta and downtown Roswell. These new mixed-use developments and reimagined downtown areas can be seen in just about all of Atlanta's major suburban housing markets as people desire to shorten commutes without compromising the quality of life.

The townhome lifestyle fits a good portion of the demographic that wants to live in these areas so there are many options available in countless locations.

Townhome Prices In Atlanta

At any given time there are about 2,000 townhomes for sale in Atlanta. They range in price from $30,000 to over $5,000,000. The median price of a townhome in Metro Atlanta is about $400,000. This means that there are about 1,000 townhomes for sale above and below this price. Historically, prices of townhomes in Atlanta have risen at a similar rate as single-family homes.

We don't have a metric for townhomes only in the system we use for real estate listings but we can find the average rate of appreciation for attached homes (condos and townhomes) in Metro Atlanta from 2010 to 2020 is 4.5%. They went from about $150,000 for a sales price in 2010 to a new sales price of $280,000 ten years later. Data and the chart is information obtained using the First Multiple Listing Service.

We recommend searching for a townhouse by location first rather than by price. There are too many overlapping areas within a price range to be able to focus on price as the main determinant for your purchase. For example, at the median price, there are literally over 25 different cities within Metro Atlanta that have townhomes for sale.

What Is A Townhouse, Or, Townhome?

A townhouse is a single-family residence that can be one or more stories tall and will share at least one wall with an adjacent unit. Ownership of a townhome typically includes the interior of the home and the exterior to include the walls, roof, driveway, and sometimes even a small yard and all the land underneath it so a townhome can't have units above or below. This is called fee simple ownership. However, ownership can be fee-simple or condominium. It is important to note that condominium is not an architectural style. Instead, it is a type of ownership. You can't visually look at a townhouse and determine if it is a fee-simple or built as a condominium. Fee simple is the highest form of ownership of real estate. It includes the ownership of the land and the improvements. Condominium ownership you only own what is inside the walls of your home. If you are buying a townhome, it is imperative you know what type of ownership you have and the HOA fees will be much lower in a fee simple unit.

Row of TownhomesTownhomes are also more frequently found in neighborhoods or communities than standalone although there are areas, especially in intown locations, where you might find small rows of townhomes independent of a community. Many of the larger communities have amenities like pools, tennis courts, gyms, gated entrances, and homeowner associations (HOA) as well. Often times, the HOA fees for townhomes are lower than HOA fees for condos because the homeowner of the townhome is responsible for exterior maintenance but that is not always the case. Some townhome HOA's cover items such as roof replacement, landscaping, and exterior maintenance but are still townhomes even though the HOA covers items more commonly found in condos. If the townhome structure has lower HOA fees, it is more likely to have been built as a fee simple townhome where the individual unit owner is responsible for exterior maintenance and if the fees are higher the structure may be a townhome architectural style that was actually built with condominium ownership. In some parts of the country, townhouses are referred to as row homes. This is an interchangeable term.

Beyond the basic style that a townhouse is attached by at least one wall which means rows of at least 2 units, there is no defined architectural style to which a townhouse must conform. Exterior siding will generally be what is found on surrounding homes and appropriate for the climate; brick, stucco, lap siding, stone, or any combination that is/was popular at the time the structure was built. One-story townhouses are sometimes called patio homes or garden homes. It's just important to note whether these units are sharing at least one wall or not. If they are, they are townhomes and if they are not sharing a wall, they are single-family homes. They can be modern, traditional, contemporary, have open-concept floorplans or any other style.
