Kickstart is designed to introduce newly licensed real estate agents to the most important topics and information needed as you begin your real estate career. The course covers topics to ensure agents are proficient at working with buyers and sellers, writing contracts, negotiating amendments, ethics of working with consumers, Georgia’s Residential Mortgage Fraud law, and how to identify and report fraud. Also covered is an introduction to various lead generation activities such as working with your sphere of influence and obtaining business from open houses.

GREC course code: 76241. This 25-hour in-person continuing education course satisfies the requirement for the 25-hour postlicense course required during your first year of licensure and qualifies for 9 hours of the 36-hour continuing education required for license renewal every four years.

Unit 1: Getting Started in Real Estate, Your Business, Your Why and Laying the Foundation for a Long Career

Day 2

Unit 2: Understanding Contracts

  • Lesson 1 – GAR forms; Seller Brokerage Engagement, Buyer Brokerage Engagement, Buyer as a Customer form, Purchase and Sale Agreement, Counteroffer, Conventional, FHA and VA Loan Contingency forms
  • Lesson 2 – GAR form; All Cash Exhibit, Property Disclosure Statements, Community Disclosure Statements, Earnest Money Exhibits, Instructions to Closing Attorney, Amendment to Address Concerns, other Amendments, Condominium Resale Exhibit
  • Lesson 3 (1.5 hours of instructional time) – GAR form; Temporary Occupancy Exhibits, Lead Based Paint Exhibits, Sale or Lease of Buyer’s Property Contingency, Back-Up Contingency, Right to Request Repairs, Notice to Extend Closing, Notice to Terminate, Authorization to Show Unlisted Property

Unit 3: Lead Generation – Introduction to Prospecting for Business Activities

  • Lesson 1 – What is prospecting and lead generation, geographic farming
  • Lesson 2 – Internet and social media lead generation

  • Lesson 4 – Scripting and objection handling
  • Lesson 5 – Georgia’s Residential Mortgage Fraud law/Identify/Report Fraud

Day 4

Unit 4: Sellers – Working with Sellers and Listings

  • Lesson 1 – Listing consultation, preparing your listing packet
  • Lesson 2 –The Listing appointment/presentation, paperwork and disclosures
  • Lesson 3 – Preparing the home for sale, decluttering, repairs and updates and staging. Leveraging your listings for additional business

Day 5

Unit 5: Sellers – Marketing, Negotiating and Closing Your Listings

  • Lesson 4 – Listing photos and marketing your listings, working your marketing plan, lockbox, and signage
  • Lesson 5 – Receiving and reviewing offers on your listing, contract to close on listings, avoiding pitfalls
  • Lesson 6 – Navigating inspections and inspection amendments on the seller side, settlement statements and preparing for a successful closing day

Day 6

Unit 6: Buyers – Working With Buyers

  • Lesson 1 – How to win buyers over, the buyer consultation
  • Lesson 2 – How to search for and show properties
  • Lesson 3 – Making and negotiating offers, contract to close on the buy side, avoiding pitfalls
  • Lesson 4 – Navigating and negotiating inspection and ATAC for buyer, how to properly write an ATAC and follow up on repairs, request and review buyer settlement statement, buyer wire, prepare for successful closing day.

Day 7

Unit 7: Advanced Topics

  • Lesson 1 – How to properly price properties using comparable sales and active/under contract properties.
  • Lesson 2 – How to hold an effective open house and generate future business.

Final Exam – 50 question multiple choice test to reinforce topics covered in the course. Students must score at least a 75% to pass the course.

Notice to Students

Thrive Real Estate Academy is licensed by the Georgia Real Estate Commission to teach continuing education and post-licensing with a school code of 8158 and a renewal date of 12/31/2026.

Qualifies: This in-class course has a code of 76241 and qualifies for the 25-hour postlicense education requirement for Salespersons that must be completed during the first year of licensure. It also counts as 9 hours of continuing education required for license renewal every four years.

Prerequisites: This course is not a prerequisite for licensure as a community association manager, salesperson, or broker and does not satisfy all or part of the hours required to obtain that license.

Recruiting: No recruiting for employment opportunities for any real estate brokerage is allowed in Thrive Real Estate Academy course or on the school premises. Report promptly any effort to recruit on behalf of a brokerage firm by anyone including fellow students to the coordinator/director at 770-604-1860 or 11500 Atlantis Pl, Suite A5 Alpharetta, GA 30022 or the Georgia Real Estate Commission {see Rule 520-2-02(10)}.

Post-Licensing Final Exam: Final exam is a 50 question multiple choice style exam and must be passed with a minimum of 75%, with one retake allowed. The retake cannot be taken on the same day as the original final exam. If a passing score is not achieved on the retake exam, the student must repeat the entire course (at no cost) before taking another final exam.

Reporting: The state requires schools to report course completions within seven to ten days from the course completion date.

Instructional Hours: 1 instructional hour per lesson equal to 50 minutes of teaching and to 10 minutes of questions/answers.

Breaks: A 10 minute break will be provided for every 2 Instructional Hours.
