Buying a Home in Brookhaven with a Basement
If you are looking for a home in Brookhaven on a basement, you will see a number with finished and many others with unfinished basements. What's the difference? Well, a home on a slab that is exactly the same as a home with an unfinished basement may differ in price by somewhere in the neighborhood of $40,000 or $50,000 depending on the size of the home. If this is a home with a 2,000 square foot footprint, there is probably somewhere in the neighborhood of 1,800 feet or so that can be finished. While the price of finishing a basement can vary dramatically depending on the level of finishes you decide it should have, a good starting point might be about $30 per square foot. In this example, you will pay $40,000 for the unfinished basement and another $54,000 to finish it. If this is a home that would cost $500,000 if it were on a slab, your cost for that finished basement version is going to cost $594,000 new.
This is where the decision to purchase a resale home with a finished basement in Brookhaven becomes a great value. Generally, if you find a home where the current owner has already finished the basement, they are not going to receive that full $40,000 for the basement and $54,000 to finish it back when they sell (these numbers are just here to illustrate an example). If you purchase new, you are going to pay the entire cost, but on the resale market, we generally do not see that a homeowner selling a home in Brookhaven with a finished basement is going to get back that entire $94,000.
