We met with the homeowner to understand his goal and gave him an original list price of $550,000 with no updates. This is the same price as another home in the neighborhood with the exact same floorplan and very similar conditions was listed for.
After our initial meeting with the homeowner, we performed a market analysis and let him know that the market price for the home after updates would be about $700,000 and in the competitive market, we might sell it for even more than that. We then presented him with the updates it would take to get to that list price and a budget of $25,000 for the updates and sold the house for $748,000.
The Premier Design and Remodel Plan
This is a popular neighborhood in the Johns Creek/Alpharetta area and we had sold other homes in the community so we were very familiar with the floorplans, comparables and recent pricing. Since the goal of this project was to update and sell the home for the highest profit for the seller, we recommended the design and remodel updates that would have the greatest return on investment up to but not beyond the point of diminishing returns. The sellers trusted our recommendations and approved the entire budget of $25,000. The updates included:
- Exterior siding repairs
- New, modern paint design on exterior siding, trim, door and windows
- Repair and stain deck
- Re-screened hardwood floors on the main level
- Replaced kitchen backsplash
- Painted kitchen island
- Replaced ceiling fans and chandeliers
- Complete interior paint
