$54,000 in Extra Profit for the Owners
We met with the homeowners to understand their goals and gave them prices based on the home as it was when we saw it and another based on design and remodel updates with a budget the homeowners were comfortable investing to increase their net proceeds.
After our initial meeting with the homeowners, we performed a market analysis and let them know that the market price for the home without updates would be about $400,000 and in the competitive market, we might sell it for about $410,000. We then presented them with updates, based on a budget they provided that would maximize the sales price.
The Premier Design and Remodel Plan
When we met the homeowners, we had recently sold another townhome in the community so we were very familiar with the floorplans, comparables and recent pricing and this unit was the same floorplan of the other unit we sold. Since the goal of this project was to update and sell the townhome, we recommended the design and remodel updates that would have the greatest return on investment up to but not beyond the point of diminishing returns. The sellers trusted our recommendations and approved the entire budget of $16,000. The updates included:
- Lowering the kitchen island to counter height
- Installing new quartz countertops
- New backsplash in kitchen
- Refinishing hardwood floors on the main level using a natural wood color
- New kitchen faucet and cabinet hardware
- Complete interior paint

What This Client Said
We recently sold our townhome in Milton/Alpharetta area. After some research of other homes in the community that had sold, we discovered Premier Atlanta Real Estate. We reached out via their website with a response within hours and a meeting scheduled. Ryan met with us, came prepared, answered all our questions/concerns, and made us feel comfortable and confident with our decision to sell. Shortly to follow, we were introduced to Lisa to provide advice on what we needed to update/renovate to get top dollar on our home. She offered great advice, no pressure, experience, and the best part managed the process for us. They both did an amazing job. We had the house on the market for a little over 24 hours, with showings nonstop, and multiple offers. They both are truly the best at what they do, and we are grateful for their hard work and help, and now we look forward to buying process with them in the near future. Thank you both!
The results speak for themself. Over 150 potential buyers looked at my home in 3 days. We had over 20 offers. And I sold my home for well over $100,000 of the listing price.
My return on investment on any changes Lisa recommended that I do to the house in order to get it ready to sell was more than 5-fold.
Sure, it's a seller's market. But with the changes I made from Lisa's recommendation and hard work, I was able to realize an even greater sale price than I ever dreamed of!
