We met with the homeowners to understand their goals. After a market analysis, we gave them an original list price of $325,000 with no updates. This price was based on a thorough market analysis of several other homes that were recently sold in the neighborhood.
We then performed a new market analysis based on updating the home and let them know that the market list price for the home after updates would be about $375,000 and in the competitive market, we might sell it for even more than that. We then presented them with the updates it would take to get to that list price and a budget of $30,000 for the updates. They agreed to move forward with the proposal and upon completion of the updates and putting the home on the market, the home sold for $400,000.
The Premier Design and Remodel Plan
This is a popular neighborhood in East Cobb near I-575 and Town Center Mall. We had sold other homes in the area so we were very familiar with the comparables, architecture and recent pricing. Since the goal of this project was to update and sell the home for the highest profit for the seller, we recommended the design and remodel updates that would have the greatest return on investment up to but not beyond the point of diminishing returns. The sellers trusted our recommendations and approved the entire budget of $30,000. The updates included:
