Recommendations on Buying Foreclosures

Foreclosures sometimes represent better value than other comparable properties, but, the process for buying a foreclosure is not the same as purchasing a resale home from a homeowner. Most often, foreclosures are sold "as is", but, there are items which we may be able to negotiate for you to try and protect your interest. If you want to buy a foreclosure, do not even begin looking in earnest until you have been pre-approved with a lender. It is a requirement to submit your proof of funds or a prequalification letter with your offer. Sometimes, foreclosures require that you prequalify with their preferred lender. This does not mean that you must use their lender, but, they want to ensure that you truly are a qualified buyer. You might be better served by choosing a lender that you feel comfortable with rather than their lender. You have that option. It's also not uncommon in today's market to place an offer on a foreclosure only to find that there are already several additional offers on the home. Choosing professional representation can save you time, money and the headache often associated with a process that can become very long and drawn out as banks are inundated with inventory.
